Fall can be a good time to sell a home in Delaware County. Buyers shopping during September and October often have a specific reason to move, and the season can make a home feel naturally warm and welcoming.
However, shorter days, falling leaves and changing weather can also expose maintenance and presentation problems. Here is how to prepare without turning the process into a complete renovation.
Start with the front of the home
Online photographs and the front entrance create the first impression.
Trim overgrown landscaping, remove leaves from walkways, clean the front door and replace burned-out exterior bulbs. Make sure the house number can be seen easily.
A few simple fall decorations are fine, but buyers should still be able to see the porch, entrance and architectural features. You are selling the house, not auditioning for the Great Pumpkin.
Brighten the interior
Fall brings shorter days, and buyers quickly notice dark rooms.
Open blinds and curtains, clean the windows and use light bulbs with a consistent color. Turn on lamps before showings and check the lighting in the basement, garage, hallways and exterior entrances.
Handle minor maintenance
Several small problems can cause buyers to wonder whether larger maintenance items have also been ignored.
Before listing, consider:
Cleaning gutters and downspouts
Replacing the furnace filter
Checking for dripping faucets
Testing smoke and carbon-monoxide alarms
Repairing loose handles or hardware
Touching up noticeably damaged paint
Replacing failed light bulbs
Keep receipts and records for recent roofing, HVAC, plumbing, electrical or remodeling work.
Make rooms feel useful
Remove unnecessary furniture, clear kitchen counters and reduce crowded closets. Buyers should be able to understand the purpose and size of each room.
You do not need to remove every personal item. The goal is to make the home feel organized, comfortable and easy to imagine living in.
Price for the current market
Your fall asking price should reflect recent Delaware County sales and the homes competing with yours now.
A neighbor’s asking price does not establish your home’s value. Neither does an online estimate or what a similar home sold for several years ago.
Correct pricing can create interest and urgency. Starting too high may cost valuable time as the holidays approach.
